Information on the processing of personal data
Through this website, personal data is processed in accordance with Regulation (EU) 2016/679 of the European Parliament and of the Council of April 27, 2016 on the protection of natural persons during the processing of personal data (hereinafter referred to as “GDPR”) and Act no. 18/2018 Coll. on the protection of personal data (hereinafter referred to as the “Law”).
In accordance with Articles 13 and 14 of the GDPR, we hereby inform you of the following facts.

2. Purposes of personal data processing
The data controller processes the personal data of the persons concerned for the following purposes:
· performance of real estate activities – mediation of the sale, purchase and rental of real estate,
· keeping records of offers and inquiries,
· production and publication of photos, videos and information about the property,
· communication with clients, preparation of contractual documentation,
· archiving of contractual documents,
· fulfillment of legal obligations resulting from special regulations.
Legal basis of processing according to GDPR:
· Art. 6 par. 1 letter b) – fulfillment of the contract or pre-contractual measures,
· Art. 6 par. 1 letter c) – fulfillment of a legal obligation,
· Art. 6 par. 1 letter f) – legitimate interest of the data controller,
· Art. 6 par. 1 letter a) – the consent of the person concerned (especially in the case of photos and videos of real estate and marketing).
3. Scope of processed personal data
Depending on the purpose, the following categories of data may be processed in particular:
· title, name, surname,
· date of birth,
· address of permanent residence and correspondence address,
· contact details – telephone, e-mail,
· data provided in identity documents (e.g. OP number – only to the extent necessary),
· property data, photos and video recording of the property,
· business case specification,
· bank connection (if necessary for the execution of the contract),
· other data provided by the person concerned for the purpose of mediating real estate transactions.
We process the national identification number (rodné číslo) only on an applicable legal basis and where necessary for the specific purpose, in accordance with Section 78(4) of Act No. 18/2018 Coll. We do not require it for a general enquiry or an e-mail offer subscription.
4. Disclosure of personal data to third parties
We disclose personal data to recipients only to the extent necessary for the specific purpose and legal basis, in particular:
· mandatory provision according to law (e.g. tax authorities),
· necessary provision by a lawyer for the purpose of legal consultation,
· Websupport, our hosting and business e-mail provider, and Creative Identity s.r.o., our website administrator, to the extent necessary for their services,
· our external accountant for accounting and our authorised real estate broker for handling the transaction, within their respective tasks,
· real estate portal and advertising server – if consent was granted to publish photos and information about the property.
Where a supplier processes personal data on our behalf as a processor, the relationship is governed by Article 28 GDPR. Lawyers, public authorities and other recipients may act as independent controllers when carrying out their own statutory tasks.
5. Voluntary provision of personal data
The provision of personal data is voluntary, however, in cases where the processing is necessary for the conclusion or performance of the contract, failure to provide them may be the reason why it will not be possible to properly mediate the real estate transaction.
6. The rights of the data subject according to the GDPR and Act no. 18/2018 Coll.
In particular, the affected person has the right to:
· to access personal data (Article 15 GDPR),
· for correction (Article 16 GDPR),
· for erasure – “right to be forgotten” (Article 17 GDPR),
· to restrict processing (Article 18 GDPR),
· for data portability (Article 20 GDPR),
· object to processing (Article 21 GDPR),
· withdraw consent at any time (Article 7 GDPR),
· file a complaint with the Office for the Protection of Personal Data of the Slovak Republic.
7. Website and cookies
The website uses its own anonymous summary statistics without cookies and without personal identifiers. It only records the daily number of page views and offers, phone or email clicks and successful form submissions, along with the language version and address of the page visited. It does not store IP address, user profile or device identifier. Daily aggregates older than the cutoff of today minus 120 days are removed when the next event is recorded; cumulative aggregates are kept long term.
In connection with technical operation, the web hosting provider can process mainly the IP address, date and time of access, requested address, browser type and technical error data in the server records. The purpose is safe and reliable operation, error diagnosis and protection against misuse; the data is not used for advertising profiling.
Google Analytics 4 (GA4) is used only with your consent to measure visits and website use. It measures page and property views, phone and email clicks, and successful contact form submissions, together with technical device, browser and approximate location data. Cookie identifiers are used; this is not generally anonymous processing. The legal basis is consent under Article 6(1)(a) GDPR. This measurement does not send contact form contents.
The provider is Google. Google Signals and enhanced automatic measurement are disabled; the website code disables advertising personalisation. GA4 user and event data retention is set to 14 months; new activity resets the user data retention period. This limit does not apply to all aggregate reports. You can change or withdraw consent at any time using Cookie settings at the bottom of the page. Rejection does not prevent website use. Withdrawal stops further measurement and removes accessible analytics cookies for this measurement; it does not automatically erase data already processed by Google. Your choice is used in this browser for 180 days, after which we ask again. Withdrawal does not affect the lawfulness of earlier processing based on consent.
Protection against automated abuse
The website loads Cloudflare Turnstile from Cloudflare, Inc. Its security checks process technical signals such as IP addresses and browser information. Cloudflare acts as a processor when protecting our website and as a controller under its own notice when improving detection. Details: Turnstile Privacy Addendum. With your consent, Dvorák Reality s.r.o. processes your email address, language and selected category to send new property listings. Your subscription is activated only after you confirm the link sent to your email. Optional profile details are processed only with separate consent for personal property searches and consultation. Anonymised requirements may be published only with further separate consent and after review.
You can withdraw your consent using the unsubscribe link in any alert or by contacting info@dvorak-reality.sk. Unconfirmed requests expire after 24 hours and are removed during the next daily processing. On unsubscribing, your profile is deleted immediately and the email record is removed after 30 days during daily processing. An approved anonymised requirement is displayed for no more than 180 days after confirmation.
